We Build Anticipation, to Create a Showing Frenzy, Which Creates Urgency

On Friday we place a "Coming Soon" sign on property and enter the listing as "coming soon" in Zillow

No showings until we officially list it in the MLSs on the following Tuesday (this is all within the FMLS rules)

This builds anticipation.  Buyers anxiously await the "grand opening"

Hopefully there are many overlapping showings the first day,Wednesday, making buyers worried about losing a good one

Showings continue on Thursday, Friday, Saturday and finally an open house on Sunday

No offers accepted until after the open house on Sunday

Buyers know that they only have one chance so they have to make their best and final offer upfront

It's very similar to the HUD foreclosure bidding process

Best and final offers are reviewed at 8pm on Sunday

All we need is one serious buyer to make a good offer.  This system sets the stage for this to happen.


Preparation and Planning Are Key to the System Working

  • I'll walk the property with you and we'll make a list of what should be done to make the biggest impact

  • I share my list of vendors who can get things done very inexpensively

  • I recommend you do an informal pre-list "walk and talk" with a certified home inspector

  • I recommend getting your HVAC system tuned up before listing

  • I lend you my portable radon detector so you can do radon remediation before listing

  • If you have a septic tank, I recommend getting it pumped

  • Make sure all light bulbs are working

  • Don't allow rodent droppings to scare away buyers.  Clean it up.

  • Get a termite clearance letter ahead of time to head off any deal breaker due to unexpected termites

  • Setting the right price is key. We'll study the details of the homes that home sold in the neighborhood in the past 6 months

  • We'll tour your competition.  Visit 5 or 6 homes that buyers will be comparing yours to

  • Double check the tax records to make sure the square feet is correctly reported
